When planting a tree, it's important to select the right tree for the right location.  Some trees are known for short life spans, weak wood and shallow root structure.  The Silverleaf maple in the picture below was not a good selection for a yard tree near a structure.

A tree's strength is compromised if the heartwood is rotted from the center. The trees below have critical structural damage and are thus hazardous in an urban setting.
